Is this the Hillsborough County Property Appraiser’s Office?
No. We are an independent appraisal company serving Tampa and surrounding areas in Hillsborough County, FL. The Hillsborough County Property Appraiser’s Office is a government office led by Bob Henriquez. For parcel records, assessed values, homestead exemption information, or tangible personal property filings, visit the HCPA website or contact their staff directly.
How can I search for information about my property?
The HCPA website allows the public to search for Hillsborough County property information online using an owner name, property address, or parcel number. The page may show the property’s assessed value, just value, ownership details, and other public information.
What is the difference between just value and assessed value?
Just value generally represents the property appraiser’s estimate of market value. The assessed value may be different because Florida law allows certain exemptions and assessment limits, including the homestead exemption. These county values are used for property taxes and are not always the same as an independent appraisal.
Can you help if I disagree with my property assessment?
Yes. We can prepare an independent appraisal to support a property tax assessment appeal. Pay close attention to the dates shown on your assessment notice, as filing deadlines may be limited. How can I protect my property from fraud?
The Hillsborough County Clerk of Circuit Court and Comptroller offers a free Property Fraud Alert service. The program can notify an owner when a document using their name is recorded in the county’s Official Records. An alert does not prevent fraud, so review the documents and contact the Clerk’s office or law enforcement if something looks incorrect.
