Appraiser Licensing

Appraiser licensing varies from state to state. To participate in a "federally-related transaction" — for example, a mortgage underwritten by a national bank — an appraiser must be licensed or certified by their state. That license is evidence of supervised training hours, a passed examination, and ongoing continuing education.

Licensing Is the Floor, Not the Ceiling

A license confirms an appraiser meets the minimum bar the state requires. What the Registry Can Tell You

Because state appraisal boards report directly to it, the National Registry will show whether an appraiser's license has been suspended, revoked, or allowed to lapse. It's a simple, free way to verify who you're working with before you commit to anything.
